Home Inspections

Stonebrook Recommendations: Stonebrook highly recommends that whether you are buying or selling a home, a home inspection should be completed by the buyer before purchase or, the seller, before accepting an offer on a property. Why? An inspection report provides detailed information on the condition of the structural components, exterior, roofing, plumbing, electrical, heating, insulation and ventilation, air conditioning, and interiors. In addition to the physical inspection of the property and appliances, a home inspector can perform tests for mold, radon gas, and methamphetamine. We also recommend that you attend the home inspection and review the findings of the report.

Now that the current Real Estate Purchase Contract states that properties are purchased "AS IS," it is more important than ever to have a very thorough inspection and report on all aspects of the property that you are buying. The following are some of the "Key Questions you should ask a Home Inspector about services provided

  1. Costs vs Services Provided; can vary with size of property
  2. Furnace testing to determine the condition of the "fire box" and heat exchanger
  3. Will he/she meet with furnace contractor if the inspection shows there might be a problem with the furnace?
  4. How inspection for moisture is performed
  5. Summary Report of most important items: problems and recommendations
  6. Time spent with you showing you problem areas at end of inspection
  7. How does he/she check for possible water leaks
  8. Insurance coverage: Errors and Omissions, Liability
  9. Re-inspection fees to check on repairs: free or fee
  10. MLS key-box access
  11. Inspections of Commercial, small and large apartment building, mobile homes, etc.?
